BOARD TALK,

- Continental
Country Club Board of Directors met on December 1, 2004, for the last meeting
of the year.
- Rodger Pettinger,
Director of Finance & Administration, reported on the financial status
through October 2004. For the first ten months of year the club's Total
Revenue was $1,945,184; Cost of Goods Sold was $116,783 and Total Expenses
were $1,567,204 for a year-to-date Net Income of $261,197. This is $30,548
less than the budget. The unusually inclement weather in late October severely
hurt golf revenue and year-to-date expenditures at Lake Elaine of $142,120
is $37,220 greater than anticipated.
- Evans reported
that progress had been made on an entry sign and sign at Oakmont and Country
Club. The anticipated cost will be about $9,000 for the two signs. The proposed
design was circulated. It was suggested that the phrase Public Welcome be
added to the sign.
- Lake Elaine
is slightly below the required operating level. There have been problems
with the flow meter and possibly the pump. The club is working with FGMC
to have a pump repair company inspect the pump.
- Evans shared
with the Board of Directors a letter that he had received from attorney
Gerald Nabours regarding the Lake Elaine special assessment vote. He also
shared a rebuttal letter written by the club's attorney at Ekmark and Ekmark.
The special assessment vote for the neighborhoods of Lakeside Acres, Marina
del Lago and Lakepoint Townhouses will be held December 8, 2004 at 6:30pm.
- Leon Schwebke,
Director of Golf, reported that FGMC was in the process of winterizing the
course. Golfers will be able to play on temporary greens throughout the
winter, weather permitting. Schwebke discussed a graph of rounds played
versus revenue for the past four years. The graph shows that revenue has
increased even though total rounds have decreased since 2000. This is attributed
to improved course conditions that justified increased green fees. He pointed
out that fewer rounds also create a better golfing experience for our patrons.
- Restaurant
operations were discussed. There has been a positive increase in the number
of patrons observed in the restaurant. Nightly specials are drawing more
people into the restaurant.
- George Acuña
has moved from the area and resigned from the board. The directors were
asked to think about possible appointees for the vacated positions on both
the CCC and FGMC boards.
- Evans announced
that mailings for the Unified CC&Rs are being sent out each week. As
they are being delivered, calls are being made to each homeowner requesting
that they read the material and return their postage paid 'Approval.' Currently
there are 622 yes votes and 28 no.
