Declaration of Covenants, Conditions & Restrictions General Information

This page summarizes the Covenants, Conditions & Restrictions which you received at close of escrow. These CC&R's are binding on every lot in your subdivision.

Violations

In general, violations common to most subdivisions are:

No parking of RV's, boats, campers, tent trailers, and the like on or near any lot
No construction or exterior changes including repainting, roofs, decks, walls, fences, etc., without prior Architectural Control Committee approval
Fences and walls are not permitted, except for Dog Runs and Split Rail (with ACC approval)
No outbuildings, or placement of temporary structures on a lot
TV antennas, satellite dishes are permitted in accordance with Federal Communication Guidelines
No unsightly objects and or lack of exterior maintenance (overgrown yards, accumulated trash, etc.)
Single Family residences only. No Bed and Breakfast Inns, no boarding houses etc. *No prefabricated residences
Lots are zoned residential, no commercial, religious or institutional use allowed
All homes are required to have sufficient fire extinguishers and a spark arrester on each chimney
No commercial breeding of animals. Only domestic animals are allowed as pets, no wild, exotic or farm animals
No incineration of rubbish, trash or vegetation

Enforcement

When an alleged violation comes to the attention of the Architectural Control Committee, the following procedure will be followed:

Inspection made by Continental Country Club
Follow-up inspection at least 3 days later
Violation letter sent with photo of violation, 15 days to remedy
$50 fine each day after the 16th day of violation
Lien on house and legal action

The CC&Rs for one subdivision may not prohibit something that your CC&Rs prohibit, so please read over your CC&Rs for your area and call us if you still have questions.
